What does a bathroom renovation cost here?

Why is it more than in Sydney?
Trade travel, older housing that more often needs repairs, and a climate that makes heating and ventilation close to essential. On a comparable room the difference is typically ten to fifteen per cent.
Why is there an allowance in my quote?
Because what is under a thirty-year-old shower on a timber floor cannot be fully known until the tiles come off. A stated allowance is honest about that. If less is needed, you pay less.
The house
Does a heritage listing affect a bathroom renovation?
A heritage conservation area generally does not affect internal work. A house that is itself a listed heritage item can need consent for internal alterations. Details on the Bowral page.
What about asbestos?
Possible in houses or bathrooms from before about 1990 — common in the post-war stock of Moss Vale and Mittagong. It is tested before pricing and removed by a licensed removalist.
My house is on a timber floor. Is that good or bad?
Both. Good for moving plumbing. A risk if the old shower has leaked. See waterproofing.
Can I add an ensuite?
Often. It depends on where the waste can run, what it takes from the bedroom and whether approvals are triggered. See ensuites.
Comfort and climate
What makes the biggest difference in winter?
Underfloor heating, a heated towel rail on a timer, and a ducted exhaust fan vented outside. Together they cost little against the total and change how the room feels every morning.
Which tiles suit an older house?

I am on tank water and a septic system. What changes?
Tapware is chosen for the actual pressure. Renovating an existing bathroom on septic is straightforward; adding a new one can change the system's loading and may involve council. Bundanoon covers this in more detail.

How much does a bathroom renovation cost in Bowral?

How long does it take?

Do I need council approval?
Generally not for a renovation inside the existing room. Check if the house is a listed heritage item in the Wingecarribee LEP, if a structural wall is changing, if a new wet area is being created, or if fixtures are being added to an on-site sewage system.
Is my house likely to contain asbestos?
If it was built or its bathroom renovated before about 1990, it is possible. It cannot be identified by eye. A sample is tested before the job is priced.
Is underfloor heating worth it?
In the Highlands, yes. It adds around $1,200 to $2,500 when the floor is already being tiled, and is very difficult to add later.
Will my timber floor be a problem?
It is an advantage for moving plumbing and a risk if an old shower has leaked into it. We inspect from below where there is access and price repairs as a stated allowance.
I am on tank water. Does that matter?
Yes, for tapware and shower selection. Low or variable pressure suits some products better than others, and the pump and hot water system are checked as part of the design.
Can I manage the renovation from Sydney?
Yes. Measure and handover on weekends, key access in between, and photographs at each stage.
What is the deposit?
Under the NSW Home Building Act, a residential building contract over $20,000 caps the deposit at five per cent, with progress payments against completed stages.
